How much does it cost to build in Wānaka?
Every build is different, so there's no simple per-square-metre answer we can give upfront.
Site conditions, design complexity, material selections, and extras like scope of landscaping, interior finishes, and material costs shift over time too.
What we can offer is clarity: once we have your plans, we'll put together an accurate estimate and work with you to keep the budget aligned to develop the project further.
Do you have availability?
We have a large team and network of professionals, and in most cases, we can start your building job as soon as you're ready to go.

What makes Archi Build different from every other builder in Wānaka?
It comes down to honesty, care and discretion from the very first conversation- the approach that's shaped our reputation.
Archi Build is based in Wānaka, led by both Tom and Kelly Dupont, who work within the business alongside their team of hand-picked staff.
Every project gets direct oversight from Tom, plus a dedicated Project Manager, Quantity Surveyor and Foreman, backed by our own Archi Build Guarantee and a quality control checklist- so craftsmanship is never left to chance.
Having built many of our own homes and developments, we understand first-hand what the process really takes, and it shows: we've now completed over 50 builds in the Wānaka area, with most of our work coming from referrals.

How do you price? Fixed Price contract or Charge up contract?
We work with both contracts.
Fixed Price is a fixed lump sum, in this situation, we go out to all our subcontractors and trades and get quotes for every aspect of the build, it is based on a complete set of plans, with finishes and fixture decisions already made.
Charge Up is where we still go to all our subcontractors and trades, but instead estimate labour and materials to form a budget to work to. Charge Up is more commonly used on projects with a lot of unknowns, or where decisions haven't yet been made, or the design is still being developed.
We are open to discussing which contract suits your scenario best.
How long does it take to build a house and what causes delays?
There's no single answer, as every job is unique and the timelines depend on the size and complexity of your build, site conditions, and how quickly decisions and selections are made along the way. As a general guide, we'll give you a realistic programme once your plans and scope are confirmed, and keep you updated if anything shifts.
Common causes of delay can include weather, material availability and lead times, council processing times, and delays in finalising selections or approving variations. We manage what's within our control closely and keep you informed early if something outside our control looks like it will affect the programme.
I’m looking at buying a section or house can you inspect it with me to discuss potential?
Absolutely, this is something we've done with people many times.
If you're considering a property with renovation or extension potential, we're happy to walk through it with you and share our initial thoughts on what's possible, what to look out for, and roughly what might be involved.
Likewise, if you're looking at a section for a new build and want to know if it's suitable for your vision, we can draw on our expertise to offer advice.
It's a great way to make a more informed decision before you commit to buying.

Can you help with architectural design and plans and when do I need to engage an architect?
Yes. We work with many talented architects, drafts people, interior designers, and landscapers, who we can introduce you to depending on the scope of your project. We can then assist both them and you to develop plans that reflect your vision, budget, and timeline.
It's best to engage an architect or designer as soon as you know you're ready to build, as the design process and working through council requirements can take time.
If you have a vision for your build but don't know who to engage to develop it, please get in touch. We're more than happy to refer the right specialists to you.
Do you do landscaping and swimming pools?
Yes, we sure do. We've completed plenty of landscaping-only jobs, as well as jobs that incorporate a pool. We can supply and install one of our Dupont Pools fibreglass pools, or engage a custom pool builder and work alongside them to have you and your family swimming at home.
We take on jobs of all sizes and scope.

Where do you build?
We service a wide area, building in Wānaka and surrounding areas including Albert Town, Luggate, Lake Hawea, Queensberry, Tarras, Cromwell, Bannockburn, Gibbston Valley, Arrowtown, and Haast. Get in touch to discuss your project and its location.
Can you manage a build if I'm not in the country?
Yes. Many of our clients are based outside Wānaka or overseas, and we've developed systems to manage the process smoothly on your behalf.
We run full project management on all of our builds.
From initial conversations via phone or Zoom, through to regular progress updates, photos, and clear communication throughout the build. You'll always know what's happening and what decisions are needed, even from a distance.

What is included and excluded in your contracts?
As every project is unique, we'll work through our meetings and scope of works to define what we're supplying and managing, versus what you'd prefer to take on as client-supplied items. We're happy to work through this with you to find the right balance for your project.
I’m an architect, how do you work with me on a project?
We can assist you during the design phase, offering input on drainage plans, electrical plans, heating and cooling mechanical plans, and general buildability and construction methods.
As information becomes available, we can also price the design as it develops, to help ensure the brief stays within budget before you're too far into the completed design phase.
Throughout the build, we can support you where you're the engineer to the contract, managing progress claims and site progress alongside you.
We thoroughly enjoy working with architects and are committed to bringing your vision and your clients' vision to life.
How do I keep my build on budget?
At Archi Build, we have an in-house Quantity Surveyor and a separate Project Manager. Between the two roles, they work together to track the project's progress and finances, catching areas where budget could blow out if not closely monitored, and keeping you and your architect informed of any variations due to design changes along the way.
Do you do labour only contracts?
We are happy to speak to you about a labour only contract versus our full project management & support contract so you can determine what will be best for your scope of work.
What happens if I have an issue with something after handover?
We're always available to work through anything that comes up after handover, with staff ready to visit your home when required.
I see you’re a Master Builder, what is the guarantee they offer and can I take it out?
Yes, we are proudly a Master Builder.
Taking out the Master Build Guarantee is optional and we are happy to discuss this option with you and apply it if you so choose.
The Master Build 10-Year Guarantee is an independent, third-party guarantee offered exclusively by members of Registered Master Builders NZ (only Master Builders members can offer it). It's designed to protect homeowners at every stage of a build.
This guarantee is separate from the building contract and must be applied for and approved before building starts. It's not automatic just because we are a Master Builders member.
